Work completed in good time helps reduce the risk of emergencies, extends the service life of a building and allows residents to avoid unexpected expenses in the long term.
Roof and Façade Repairs: The Most Suitable Time of Year
One of the most important summer tasks is repairing roofs and building façades. Warm and relatively dry weather makes it possible to carry out waterproofing work properly, replace damaged roofing elements, repair gutters and restore façade finishes.
Even minor defects that may seem insignificant in summer can lead to serious consequences in autumn and winter. Moisture can enter through cracks in the roof, damaging the building’s structures, encouraging mould growth and increasing heating costs.
“Summer is the right time to put the external structures of a building in order. Damage repaired in good time helps avoid much more expensive work after autumn rains or winter frost,” explains Civinity Group Chief Operating Officer Tadas Matjošaitis.

Small improvement projects are also carried out in many residential areas, such as planting new greenery, installing bicycle racks, upgrading lighting to LED systems and improving waste collection areas.
An increasing number of residents appreciate not only the quality of their apartment, but also the condition of the surrounding environment. A well-maintained outdoor area creates a greater sense of safety, improves everyday comfort and has a positive effect on the market value of the property.
Preparation for the Heating Season Begins in Summer
Although the weather may be hot, summer is the period when preparations for the next heating season effectively begin.
During this time, heating substations, circulation pumps, automation systems, control equipment and internal heating networks are inspected. Where necessary, systems are flushed, damaged components are replaced and various adjustment works are carried out.
“The best heating season is one that residents hardly notice. This can only be achieved when all the necessary preparations are completed during the summer months, rather than after the first cold spell,” emphasises Tadas Matjošaitis.
Timely preparation helps reduce the risk of heating system failures at the beginning of the season, ensures a more even supply of heat and supports more efficient use of energy resources.
Although many residents are away from home during the summer, professional property managers use this period as productively as possible. Roof and façade repairs, maintenance of stormwater systems, technical inspections, landscaping and preparation for the heating season are investments not only in the technical condition of a building, but also in its long-term value.
